  • Permit and inspection if the scope requires it (most fixture swaps don't; most new circuits do)

How lighting work gets priced

It depends on scope:

  • Single fixture swap or two-three replacements in the same visit — book a Same-Day Service ($350) or a Scheduled Service ($150). The first hour is included; longer jobs get quoted in writing before we go over.
  • New circuits, new cans, full retrofits — we send a licensed estimator out, walk the rooms, scope the runs and fixture count, and hand you a written quote. Book a $100 Estimate Visit → — credited back when you book the work.

Recessed lighting — the most common request

A typical 6-can recessed install in a 12'×15' room with an existing ceiling runs $800–$1,400 depending on attic access, switch and dimmer choice, and how many circuits the load needs. Slim "wafer" LEDs (4" or 6") are our default — better light, simpler install, longer life than old can/trim combinations.

If you're doing a whole first floor (kitchen + dining + living + hallway), expect a one-day install for around 16–24 cans on appropriate circuits. We handle the load calc and circuit planning.

Smart lighting — the right way

Most "smart bulb" setups end up replaced with a proper switch-based system within a year. We set up Lutron Caseta for most homes — reliable, well-supported, works with Apple HomeKit, Alexa, Google. For larger builds we use Lutron RA3. Switches stay where they are; behavior just gets smarter.

Tell us what you want it to do — schedules, scenes, geofence, voice control — and we'll spec the right system. We don't sell something complicated when something simple does the job.

Outdoor and landscape lighting

Soffit downlights, eave-mounted floods, motion + photocell combos, low-voltage path lights along walkways and uplights on the front of the house. We size the transformer, zone the circuits, and route the wire correctly the first time so a landscaper digging a planting hole in three years doesn't take out half your front yard.

What's the difference between Same-Day, Scheduled, and Estimate?

Same-Day Service ($350) is priority dispatch for problems you need fixed today — broken, dead, or tripping. We get there, diagnose, and repair on the spot, with the first hour included. Scheduled Service ($150) is the same hands-on diagnostic and repair work, but for non-urgent issues you can book a day or two out. Estimate ($100) is a written walk-through for planned upgrades — service panels, EV chargers, additions, remodels. The $100 is credited back if you hire us for the project.

What does the $350 same-day service actually include?

The trip out, the diagnostic, and a full hour of a licensed electrician's labor on-site. That's not a "show-up fee" — it's an hour of real work. Most common residential issues (dead outlets, tripping breakers, faulty switches, GFCI replacements, light fixture troubleshooting) get diagnosed and fixed within that hour. If the issue runs longer or needs parts, we give you a complete written price before we keep going.

What if the fix takes longer than an hour?

We diagnose first, then quote the full job before doing any extra work. You see the price and approve it before we proceed — never any "oh, that'll be another $400" at the end. If the project ends up over $1,500, your $350 same-day service fee is credited toward the total.

Why do you take a deposit when I book?

Honestly, because the moment you book, we're already on our way. Your deposit dispatches a licensed electrician toward your house, locks in your slot, and gives our techs a confirmed schedule, so we're not double-booking or showing up to empty driveways. If you cancel more than 2 hours before your window, we refund in full. Inside 2 hours we keep the deposit since we've already held the slot for you and the truck is rolling.
